What is a measurement or floorplan service?

Floorplan services are just what they sound like: Based on your needs, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a home measurement or floorplan service, an appraiser takes measurements of the home with a measuring tool — generally a tape measure or laser measuring device. As they walk the home, they observe the layout of the rooms and other features, like closets, patios, and fireplaces. They may sketch out the property. Then, the appraiser creates a report and detailed floorplan showing the total square footage of the home and the overall layout. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When do I need a measurement service?

Disputing property taxes

Tax records frequently reflect inaccurate area of a property because the values can come from several sources, and occasionally go unverified — meaning you may be paying for more square footage than you actually own! Unless an appraiser has executed a recent evaluation or measurement service on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge what you're taxed. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Putting your property up for sale

A measuring service will secure a fair price for your home. Square footage is one of the most important elements potential buyers consider when purchasing a home — but since these values are frequently approximated rather than properly measured, your listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the selling price of the home as well as the number of potential buyers. The only dependable method of using a definitive GLA when listing your home is to refer to a previous appraisal or measurement service carried out by a certified appraiser (after any updating that might have affected square footage).

For real estate agents

To ensure that your client's property closes at a price that appropriately reflects market value, we advise requesting a floorplan service for the property. Your clients, and potential buyers, will appreciate your thoroughness, and you can be assured that the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tactic for getting potential buyers interested since they can see the layout and details of the house before and after a walkthrough.
