Assessment or Tax Appeal Services: In 2024, the Santa Clara County Assessor’s Office estimated the total value of real estate in the county at $661 billion, and as last reported a total of over 485,000 assessments in 2023-2024 calendar year.  Given the Assessor’s extensive workload errors in property assessments can easily occur. If you receive an unexpected notice of increased taxes, you may have valid grounds to dispute and readjust the assessment in your favor. If you believe your property is overvalued, an independent appraiser can easily identify any errors that were made and provide a valuation that accurately reflects your property's true value. Call Abba Appraisal and put our experience to work for you when challenging your property tax assessment in Santa Clara County.

1) Obtain a Copy of the Assessor's Report: While you may have the 'assessment' in hand, the assessor’s work file contains a detailed report with comparable sales that won't be provided unless you request it. You have the right to ask for this document. We’ll need it to identify the data points used and any potential errors.

2) Review the Report: With the report in hand, you can analyze the data points (such as comparable sales) that were used to determine your assessment. This will help you decide if your concerns are valid.

3) Hire a Certified-Level Appraiser: In California, there are three levels of appraisers. Certified-level appraisers (also known as review appraisers) have the necessary experience to handle this type of assignment. In our office certified appraiser; Stephen L. Varga, SRA with over 3 decades of experience will complete your tax appeal appraisal.
